We do not send you a catalog. Tell us who is coming and what matters, and we come back with three villas from our 80 that fit, with the total price and the reasons.

What you tell us
Dates, adults and children, the bedrooms you need, the budget per week, and the few things that matter most: the beach, a view, walking to dinner, privacy.

Three villas that fit
We check availability with the owners and send three options with the total for your dates, and why each one suits your group. We also say what a villa is not good at.

A conversation
Questions about a bedroom layout or a drive to the beach are easier on a call or WhatsApp. If none of the three is right, we look again.

Booking and planning
You book the villa you choose with its rental agreement and a deposit, and we start on the transfer, the groceries and the rest of the stay.
What a week costs, by villa size
Published weekly rates across our collection, from low season to the Christmas and New Year weeks, before the 10% tax and service charge. Tell us your budget per week and we only suggest villas within it.

French side or Dutch side
71 of our villas are on the French side and 9 on the Dutch side. The island is small enough to eat on one side and sleep on the other.
French side, Saint-Martin
- Quieter, with the restaurants of Grand Case and Marigot's market
- Orient Bay, Baie Rouge, Baie Longue and the gated Terres Basses peninsula
- Euros and 220V European sockets
Dutch side, Sint Maarten
- The airport, Simpson Bay, Philipsburg and most of the nightlife
- Mullet Bay, Maho and the beach bars of Simpson Bay
- US dollars and 110V US sockets
What we look at for each kind of group
Couples
Privacy first: no shared walls or overlooking terraces, a pool you use alone, and a view from the bedroom. Smaller villas and the quieter bays of the French side come up most.
Families
Bedrooms close together for young children, a safe pool setup, a calm swimming beach nearby, and a kitchen that works for daily meals. We point out steps and drops at every villa.
Groups and celebrations
Bedrooms of equal size so nobody draws the short straw, room to eat together, and space apart. 35 of our villas sleep ten or more.
